    A joint venture of Donaldson Impact Investments, New York Life Investment Management, and nonprofit Housing Initiative Partnership has acquired Yorkshire Apartments, a 326-unit garden-style community in the White Oak area of Silver Spring, Md., in a $79.4 million transaction, the partners announced June 3. Under the mixed-income model, half the units are reserved for households earning up to 60% of area median income, with the remainder market-rate; the venture cited Montgomery County's By-Right PILOT tax-abatement program among the tools supporting the affordability commitment. JPMorgan provided debt financing and JLL served as selling broker, according to the announcement. The seller was not disclosed.
