HUD Notice H 2026-06 makes emergency call systems optional only at specified elderly multifamily properties with 20 or more units that are subject to HUD Minimum Property Standards. Separate HUD business agreements or other requirements may still require a system. Working systems may remain but continue to be inspected under NSPIRE; inoperable systems must be removed. Tenants must receive advance notice before an operable system is removed, and HUD encourages regular welfare checks when no functioning system exists.
University Station converted city-owned land in downtown Hollywood, Florida, into 216 income-restricted apartments, a Barry University nursing campus, retail space and public parking. The $100 million development serves households earning between 22 percent and 80 percent of area median income and will remain affordable for 99 years.
Beginning September 14, 2026, new FHA Connection users must complete a one-time Socure identity-verification process before receiving system access. The process requires personal information, a government-issued credential and a selfie submitted through a smartphone. Existing users are not included in the initial phase, but HUD says they will be required to complete verification later.
HUD is seeking comments on a revision to the Multifamily Delinquency and Default Reporting System used by FHA-approved lenders. The system captures mortgage delinquencies exceeding 30 days, reinstatements, assignments and related servicing activity. HUD estimates 400 lenders will submit 2,400 annual responses totaling 1,200 burden hours. Comments are due November 16, 2026.
Raleigh has rezoned the former 122-unit Heritage Park public-housing site for mixed-use development reaching 12 stories, while Durham’s proposed Tribute Rising redevelopment could bring as many as 907 homes to the former Forest Hill Heights property. Atlanta Housing and its partners have opened The Flats and Villas at Stone Hogan in the Greenbriar neighborhood. JBG Smith and Mid-America Apartments have agreed to pay the District of Columbia a combined $9.3 million to resolve antitrust claims involving RealPage rent-pricing software. The companies denied liability but accepted restrictions on nonpublic competitor data, automated pricing features, information sharing and promotion of revenue-management software. JBG Smith’s principal restrictions last 10 years, while Mid-America Apartments’ restrictions last eight years.
The Department of Veterans Affairs has awarded a record $1.17 billion to 680 organizations addressing Veteran homelessness. Approximately $855 million will fund one-year Supportive Services for Veteran Families grants, while $318 million will support three-year Grant and Per Diem awards. Both grant periods begin October 1, 2026.
HUD is seeking comments on five activities it may reward in future Continuum of Care funding competitions: transitional housing with supportive services, broader supportive-service programs, individualized service-participation agreements, recovery-oriented housing and coordination with first responders. The notice does not create new eligible activities or immediately change current grants. Comments are due October 13, 2026.

HUD is reminding PHAs and housing providers that federal smoke alarm requirements apply regardless of whether inspections are being conducted under NSPIRE or the previously defined HQS framework. Requirements effective December 29, 2024 generally require qualifying alarms to be hardwired or sealed 10-year battery devices, depending on the age and rehabilitation status of the dwelling. Owners and operators should verify alarm type, placement and functionality before inspection.
The Office of Lead Hazard Control and Healthy Homes (OLHCHH) is pleased to announce the release of four Fiscal Year (FY) 2026 HUD Notices of Funding Opportunities (NOFOs). These opportunities provide funding to support the identification and control of lead-based paint hazards, address housing-related health and safety hazards, improve home safety and accessibility for older adults, and expand financing tools that leverage public and private investment in lead-safe and healthy homes activities.
HUD's new guidance, effective August 31, 2026, establishes a one-year deadline for filing administrative complaints regarding accessibility violations in multifamily housing, starting from the issuance of the initial certificate of occupancy.
